27 and 1053 Great West Road, Brentford

In March 2021, Tikehau Capital and Areli Developments acquired the 27 and 1053 Great West Road, which currently comprises comprises a 1980’s office building (commonly known as the 'SEGA Building') alongside an industrial warehouse and extensive surface level car parking.

We are proposing to redevelop the site to deliver a new and vibrant mixed-use development made up of new homes. creative commercial space, extensive public realm, with the local community at its heart.

Our Proposals for 27 and 1053 Great West Road 

• Providing new homes with a mix of units suitable for first-time buyers to families meeting local demand, with a target of 35% affordable homes  
• Improved connectivity and pedestrian safety through enhanced pedestrian crossings and links to Gunnersbury Park to the north and Kew Bridge to the south 
• Creation of extensive new public realm and landscaping including a dedicated ‘Clean Air Route’ 
• A large public square which will be activated through working with local stakeholder partnerships for local community and resident use 
• Safeguarded land for the future West London Orbital Railway Station 
• Creating shops, cafes, flexible workshops, maker-space, studios and co-working space for the growing Brentford creative businesses 
• Creating 260 jobs and an estimated £10.5m uplift in local spending 
•  £15 million of CIL contributions towards healthcare, schools, local infrastructure, etc. 
• Targeting Net Zero Carbon through lean, clean and green measures
