Notting Hill Genesis is bringing forward emerging plans for the site at 314-334 Balham High Road. As part of this, we are starting a community consultation to understand local issues and seek early input on the plans.
The proposed redevelopment will provide around 140 new homes, including affordable homes, and active ground floor commercial spaces.
The site
The site is a collection of buildings along Balham High Road, the largest being the Halfords and Fulham Timber Merchants. The site is conveniently located close to Tooting Bec Underground Station, as well as local bus stops and Cycle Superhighway 7.
The site also includes the properties and yard area to the rear of 332 and 334 Balham
High Road, which currently includes a mix of light industrial and commercial uses. Part of the site was developed in the 1960s to create a petrol filling station and forecourt, which became a car showroom before later being redeveloped to become Halfords.
We are proposing to redevelop most of the site, bringing forward much needed housing for Wandsworth as well as re-providing retail and light industrial commercial spaces.

Thank you for visiting our dedicate site on the emerging proposals for 314-334 Balham High Road.
We recently held a consultation event at Holy Trinity Church on Monday 18 July to display the initial proposals and discuss the plans with over 40 local people who attended.

This is the first stage of consultation on our plans to redevelop 314-334 Balham High Road, we will be using the summer period to review all of the feedback received during this consultation and plan to hold a further consultation in September.

Our vision for the Timberyard
Our team has based the emerging plans on four key principles to bring forward a viable and sustainable development.

Design principles
We have analysed the site and recognise the sensitivities of the varied local context and surrounding street properties. We are therefore designing the proposed buildings to step down to four storeys at the rear of the site to have a distinctively lower rise character.
The proposed building is higher fronting Balham High Road at eight storeys and steps down towards Tooting Bec Underground Station.

Our proposals: New homes
We are proposing a residential-led, mixed-use development of around 140 units within a series of buildings centred around an internal courtyard for residents.
Housing mix and tenure
- A mix of unit sizes will be provided including a high proportion of family-sized homes.
- Notting Hill Genesis is committed to providing affordable housing on the site. This will comprise intermediate and social rented homes.
Quality public realm and landscaping
This Brownfield site is largely hardstanding, and we believe there is an excellent opportunity to introduce new planting and landscaping.
Whilst the plans are at an early stage, we are considering opportunities to incorporate trees and low-level planting, alongside green roofs across the buildings to support biodiversity.
A new courtyard at the centre of the development will provide amenity space for residents and new public space.

Our proposals: Commercial space
We are proposing to retain commercial uses on the ground floor, with around 1,600m² of flexible Class E floorspace. Class E can support a broad and diverse range of uses which are suitable for a local centre and serve the needs of the community. These include:
- Shops
- Light industrial
- Food/beverage
- Office space
- Health centres
- Gallery space

Wider proposals
Transport and access
The site is in a highly accessible location, close to Tooting Bec Underground Station, and has a PTAL rating of 5/6a - the best rating being 6b. There are several bus stops within walking distance and Cycle Superhighway 7 runs next to the site. #
The proposals are ‘car free’, aside from four accessible spaces for Blue Badge holders, with residents prohibited from applying for local parking permits. Cycle spaces are provided in dedicated cycle stores and spaces will also be provided for commercial users.
We are proposing two entrances to the site, per the existing arrangement; one to provide access to the accessible parking and another for servicing. Servicing for all uses will take place from Balham High Road.
Promoting sustainable development
The proposals seek to incorporate a range of sustainability measures, including photovoltaic panels and air source heat pumps. We are also aiming to make ecological improvements and promote biodiversity through urban greening and use of green/brown roofs.

Next steps and programme
This is the first stage of consultation on our plans to redevelop 314-334 Balham High Road, we will be using the summer period to review all of the feedback received during this consultation and plan to hold a further consultation in September.
