Welcome to our community website on our proposals for a new Build to Rent residential scheme on Lombard Road, adjacent to the Big Yellow Self Storage.

Revised proposals for Lombard Road

We would like to provide you with an update on the plans for 57-59 Lombard Road.

Greystar owns the site adjacent to the new Big Yellow on Lombard Road, which which is currently home to Halfords and Pets at Home, and we are seeking to redevelop the site. 

Site evolution

In 2019, Big Yellow obtained planning permission for the redevelopment of the whole site, which replaced the existing uses including the Pets at Home and Halfords, with a new Big Yellow Self Storage, artists’ studio and offices (Phase 1) and a development of up to 21 storeys comprising 168 new homes, retail and office space (Phase 2).

Phase 1 has been delivered and the Big Yellow is now trading on the site. Greystar purchased the remainder of the site from Big Yellow in June 2021 and is applying for planning permission to adapt the original residential scheme from 2019 (Phase 2).

Next Steps

In 2021, we submitted a planning application for a co-living scheme which was refused by Wandsworth Council in August 2022.

Since then, we have been working with our professional team to adapt our previous proposals to respond to the reasons our application was refused.

Our previous application was for 547 Urban Living homes, co-working space and commercial.

Our new proposals will deliver 288 new homes for rent which are designed specifically for solo occupiers, sharers and families, with affordable homes provided on site. 

Our revised proposals

  • Building of a similar height to the previously consented scheme, ranging from seven to 23 storeys. 
  • An improved design.
  • 294 new, thoughtfully designed Build to Rent homes, including 90 on-site affordable homes.
  • Vibrant ground floor, with generous reception areas and retail units to ensure the street level is welcoming for everyone.
  • Shared amenity spaces to encourage socialising and well-being.
  • New trees and wider footpaths on Lombard Road to create a pleasant pedestrian route.
  • Predominantly car-free development to encourage sustainable travel, with nine blue badge parking only. 
  • 512 long-stay residential cycle spaces.
