Rocco Homes is delighted to be bringing forward proposals to redevelop the site of the former Tudor Williams building by delivering a proposal that will be of benefit to the local community in New Malden.

Our Vision

  • 49 new high-quality homes to contribute towards Kingston’s housing targets
  • A carefully designed building of 9 storeys
  • A quality palette of materials including red/brown bricks and pink/beige pre-cast concrete panels on the upper floors
  • New ground floor uses directly informed by consultation to reflect local needs
  • Celebrating New Malden's heritage through design details at the ground floor level and in public areas
  • A new community space which could be used for meetings or events
  • A building with a focus on sustainability including high efficiency, low carbon/emission heat pumps and the non-residential space targeting BREEAM
  • Emphasis on green and sustainable travel including provision of cycle parking
  • Creating new local jobs throughout the development lifecycle

We are pleased to let you know that our planning application for the redevelopment for this building, the former Tudor Williams store, has been submitted to Kingston Council and we would like to thank all those who participated in our consultation. You can view the application by visiting Kingston Council’s Planning Portal, using the planning application reference number: 21/00880/FUL.

What will the proposals bring to New Malden?

  • 49 high-quality new homes to help meet local housing needs, including 10% affordable homes
  • 592m² flexible and modern commercial floorspace to attract new businesses or retailers to the High Street, including affordable commercial space for community use
  • New active frontages and improved, safer public realm along the High Street, Cambridge Road and Sussex Place
  • Creation of new job opportunities, with around 37 full-time commercial roles in the completed development and 9 jobs during construction
  • High-quality communal amenity spaces with landscaped podium gardens featuring play space for children
  • A bespoke paving design, alongside plaques, making reference to the site’s heritage
  • Emphasis on green and sustainable travel by creating new homes in the town centre, with policy compliant cycle parking and free membership to a car club.
  • Supporting local infrastructure improvements through Community Infrastructure Levy and Section 106 contributions.
