Regal London has over 20 years of experience delivering homes for Londoners and are now working with award-winning architects JTP on emerging plans for a sustainable mixed-use development that will provide new and affordable homes, vibrant public open spaces and new employment and skills opportunities.
Our plans will deliver a highly sustainable mixed-use development in line with the wider aspirations for this part of the Wembley Opportunity Area. The development will deliver carefully designed new homes, including a mixture of affordable and market properties, together with a range of flexible workspace/commercial units, retail and other ancillary uses that will support jobs and local businesses.
Planning Application Submitted
Following our public consultation in May of this year, we have prepared and submitted a planning application to the London Borough of Brent.
We want to thank everybody that contributed to our plans and welcome the feedback that we received from residents and members of the community. If you would like to view the full application you can do so through Brent’s planning portal using planning reference: 21/2989. As part of our design process, we invited residents across Wembley to share their ideas and provide feedback on our plans. We carefully considered comments from our consultation exercise and have, alongside our architect’s JTP, designed the new proposals around the needs and requirements of the local community. As part of this process, we have produced a series of case studies based on the comments received from local residents.

BRINGING THE MASTERPLAN TO LIFE - CHRISTINE

“Ding!” Christine pushes the bell and the
bus draws to the kerb. It's so convenient that the bus stops right outside Judith’s home. She glances across to the new workspaces, where the day has already begun, a buzz forming around the small businesses.
Walking under the canopies of the trees, she works her way along the newly greened Fulton Road before being welcomed into the brook edge. “That smells too good!”, the smell of freshly baked bread draws her across to the bakery and she pops in to buy a loaf for their lunch.
Across the curve of the brook, she sees the brightly coloured glazed bricks and she works her way to the entrance. “Buzzzzz” “Christine, come on up” Judith lets her in and she steps out of the lift into the daylit corridor. Tea is made and they catch up looking out over the reservoir, the Wembley Sailing Club are out in force today, with lasers darting across the blue. Later, she slices the loaf and they take their sandwiches down to the Eastern Garden, “it's so peaceful here…” Judith waves to her neighbours, while their son plays, distracted in the sandpit. Beyond the planting, they glimpse the brook, “fancy a walk?” They work their way along the newly greened brook edge, it’s a lovely way to spend the afternoon.
The Proposals
Regal Wembley Ltd is proposing 5 new highly sustainable buildings, delivering 759 new residential units, flexible retail/workspace and storage, private and communal amenity space, car parking, cycle parking and new landscaped greenspace.
Local Benefits
There are a number of good reasons to support the plans including:
- 759 carefully designed new homes of which 35% will be affordable by habitable room
- Delivery of a range of housing sizes including 78 (3+ bed) family units, resulting in a truly mixed and balanced community within this part of the Wembley Opportunity Area
- Creation of up to 232 permanent jobs once the development becomes operational, together with the delivery of local training and construction apprenticeship opportunities through the construction phase
- Strong ground floor offering with flexible retail and commercial units creating activity and high footfall along this part of Fulton Road
- 4,300sqm of new public realm delivered across the brook edge, series of individual character areas along the site perimeter, together with the creation of additional communal amenity spaces within the upper roof terraces and at podium level
- Circa 2,700sqm GIA of flexible commercial, employment and logistic workspace being delivered which can be subdivided in response to tenant requirements and future market needs, whether this be small businesses, local startups or more traditional logistic operators
- Creation of site-wide ecological enhancements and delivery of a new wildlife corridor/widened public access along Wealdstone Brook
- 3,180 sq m of new play space on site
