The site

London House is located to the north of Lower Mortlake Road (A316) in the London Borough of Richmond.

The current building dates back to the 1960s and is a two-storey office building accessed via a main front entrance at ground floor level. The site is not listed nor is it located in a conservation area.

A service station is located to the east of the site, to the west is a car showroom. A terrace of 1930s residential properties are located opposite and behind the site facing Raleigh Road.

The site has good access to local transport and has a PTAL rating of 4, the highest being 6. North Sheen and Richmond stations are within a short walking distance of the site, which is regularly served by local buses.

Previous plans sought to extend the building and create apartments alongside refurbished office space, however, the subsequent application was refused by the London Borough of Richmond in 2021.

Our proposals

The proposed scheme retains the historic commercial use in-line with Council policy, whilst seeking to extend and refurbish the building to provide modern serviced offices.

Designed by award-winning architects LRA (Liam Russell Architects), the plans aim to breathe new life into the dilapidated building and deliver a sustainable, high-quality design in this prominent location.
