Margarine Works, Ealing

Welcome to our dedicated consultation page on the submitted plans for phase 1 of Margarine Works.

BACKGROUND

Margarine Works is the regeneration of the former Middlesex Business Centre. 

Our proposals will create a vibrant and thriving mixed-use community in the heart of the wider Norwood Green and Southall area.

It will deliver around 2,000 new homes alongside new shops, community uses and new public spaces.

Phase 1 is the first step in delivering the approved masterplan bringing forward new high-quality homes, a new hotel, and public spaces along with other community benefits.

For existing residents and businesses, the proposals will bring investment to the local economy and bring an under-utilised site to life for everyone to enjoy.

Phase 1 will kick off the delivery of an exciting and vibrant community in the Southall area, and will include:

  • 867 new homes, including 35% affordable housing 
  • Hotel with circa 180 rooms 
  • London Plan compliant cycle parking provision 
  • 116 car parking spaces 
  • Activation of the ground floor with commercial space along Healum Avenue 
  • Proposals set within agreed parameters from the Outline Planning Application 

THE SITE

The site is the former Middlesex Business Centre and was also formerly the Maypole Margarine Works Factory, which was the largest margarine factory in the world.

Planning Application Submission

November 1, 2022 - January 31, 2023

We are delighted to confirm that our planning application has now been submitted to Ealing Council and has been given the application reference 224785REM. We anticipate the application will be determined in Spring 2023.

The council has now begun its statutory consultation and will be contacting residents to understand their views. To comment on our proposals which will bring forward 867 new homes, a hotel, a new adopted road and flexible commercial uses, please visit Ealing council’s planning portal at https://pam.ealing.gov.uk/ and enter the application reference number 224785REM.
