
Northwood and Pinner Cottage Hospital and Northwood Health Centre, Hillingdon
NHS Property Services (NHSPS) is working with the NHS Hillingdon Clinical Commissioning Group (CCG) to bring forward exciting plans for the transformation of Northwood and Pinner Cottage Hospital and the adjoining Northwood Health Centre.
As you may be aware, NHSPS has managed the Cottage Hospital site since 2013 and has been considering options for its future, in a way that provides long-term and sustainable support for the NHS.
Following a detailed review of options for the site, NHSPS is working with award-winning architects Allies and Morrison to develop plans which will deliver improved healthcare facilities to serve the community alongside the creation of new homes on surplus land.
Crucially, the plans include the retention and refurbishment of the former Cottage Hospital building on Pinner Road to deliver modern healthcare services as the new home for Northwood Health Centre. By using our expertise and working closely with the CCG, the new facilities will enable excellent patient care.
NHSPS is working closely with CCG and local clinical providers to ensure the services provided at the Northwood Health Centre will not be impacted and the views of service users are properly considered.

Planning application submitted
We would like to provide you with an update on the plans for the Northwood and Pinner Cottage Hospital and Northwood Health Centre.
As you will likely be aware, NHS Property Services (NHSPS) is working with the NHS North West London Clinical Commissioning Group (CCG) formerly NHS Hillingdon CCG to deliver plans for the transformation of Northwood and Pinner Cottage Hospital and the adjoining Northwood Health Centre.

In summary, the plans aim to:
- Create a modern, fit for purpose health facility in the former Cottage Hospital building.
- Provide enhanced healthcare facilities to improve the environment for patients and staff.
- Breathe new life into the locally listed building and preserve the war memorial.
- Deliver new homes in the area in accordance with the local plan.
- Improve the appearance of this site with high quality architecture and landscaping.
Earlier this year we held a public consultation, including a series of live online events, to present the proposals for the site and understand your views. We received positive interest and comments, and we were pleased that the majority of those who took part in the consultation supported the proposals. Improving healthcare facilities and services are important to local residents, as well as the retention of the former Cottage Hospital building which was supported by over 85% of respondents.
Following consultation with residents, local stakeholders, patients of Northwood Health Centre and the Council, an application has been submitted to Hillingdon Council and we anticipate this will be determined in the Summer of this year.

The submitted plans feature:
- A new healthcare hub in the former Cottage Hospital building accommodating existing services from the current health centre and providing additional primary and community care services. The new healthcare hub has been designed in close collaboration with NHS providers to fully reflect local healthcare needs.
- Retention of the war memorial and preservation in the new healthcare hub.
- 70 new homes in two new buildings designed by award winning architects Allies and Morrison.
- High quality landscaping across the healthcare and residential areas of the site, including:
- Three dedicated garden spaces for the health hub users and staff to use
- Communal gardens and roof terraces for residents
- New planting across the site, including over 100 new trees and lower level landscaping
- All residential and healthcare parking will be accommodated on site with:
- 69 residential spaces to serve the new homes, including 7 accessible parking spaces, and 111 cycle parking spaces.
- 52 healthcare spaces, including 5 accessible parking spaces, and 20 cycle parking spaces
The planning application is available on the Hillingdon Council Planning Portal and the Council is currently undertaking its own statutory consultation. You can access the planning application using the reference number: 23658/APP/2021/1296.
