
Old Oak Wharf, OPDC
BACKGROUND
We are proposing to deliver new high-quality homes as part of a mixed-use development on the site - bringing a welcome economic boost to the local area and creating community cohesion.
The proposals will also deliver publicly accessible green open spaces, including opening up access to the Canal, and new ground floor community uses to activate the canalside.
THE SITE
The site is located off Old Oak Lane and adjacent to the Paddington Arm of the Grand Union Canal, within the London Borough of Ealing and the Old Oak and Park Royal Development Corporation (OPDC) area.

EXISTING TENANTS
Currently occupied by Lords Builders Merchants and comprised of internal and external storage areas, commercial space and surface car parking / delivery areas, the site is not locally or nationally listed, nor is it adjacent to any listed buildings. It is approximately 0.88 Hectares.
Subject to receiving planning permission for the proposals, the Lords Builders Merchant would be relocated to an alternative site.
OUR VISION FOR THE SITE
The redevelopment of the site provides a unique opportunity to link the community on Old Oak Lane and the Conservation Area with the Canalside, whilst delivering much needed new homes and new public realm. The emerging proposals for the site will bring forward a high-quality mixed-use development which will include:
- Around 360 new homes to help meet local need.
- Opening up the canal with improved access to the canalside for everyone.
- Biodiversity and ecological benefits through the inclusion of green roofs, new trees and planting.
- Play areas and public spaces for all ages.
- Local employment across the site through construction and operational jobs.
- Flexible ground floor community uses guided by consultation with residents and stakeholders.
THE PROJECT TEAM
The applicant, Gempoint, has been supported by a number of experienced consultants and architects, these include KMDC, DP9, FourFourSixSix, Exterior Architecture and Cascade.
KMDC was founded to support landowners and clients take their sites through from planning to construction, utilising developers’ expertise to help bring forward development sites ready for delivery.

DP9 is established as one of the leading expert consultancies in planning, development and regeneration in the UK. Formed in 2004 the business was specifically created to focus on advising on the largest, most complex and challenging development propositions in London and the South East.
Architects: FourFourSixSix
FourFourSixSix was founded in 2006 and has offices in London and Bangkok. The firm was voted Wallpaper Magazine's Top 20 World Architects of the future in 2011. They have since become one of the UK's most notable emerging practices.
Landscape Architects: Exterior Architecture
Exterior Architecture is an award-winning team of creative and innovative landscape architects. Their expertise includes master planning, public realm, green spaces and infrastructure, mixed use and residential developments, leisure and resorts.
Community Engagement: Cascade
Cascade is a strategic consultancy specialising in campaigning, advocacy and engagement across the built environment sector.

OUR CONSULTATION APPROACH
We are committed to working with the local community to help shape our plans, before submitting a planning application to the Old Oak and Park Royal Development Corporation (OPDC) towards the end of the year.
In July, we shared our initial vision for the Lords Builders Merchants site, located off Old Oak Lane and adjacent to The Fisherman’s Arms, to be known as Old Oak Wharf. During these events, our project team shared the emerging proposals, responded to questions and listened to local residents thoughts. Thank you for providing your feedback.
We held two in person drop-in events on 30 June and 2 July at the Fisherman's Arms and an online webinar on 1 July for those who were unable to attend the drop-in events.
