BACKGROUND
Historic plans for the site were approved by Westminster City Council in 2016, but did not come forward and the properties were subsequently marketed for sale.
The joint owners purchased the hotel and adjacent residential properties at 36-37 Hertford Street and 16-17 Market Mews in June 2021.
The existing hotel building is dilapidated, does not meet current sustainability standards and the interior falls short of modern expectations for a quality hotel in such a well-known location.
Working with award-winning architects Buckley Gray Yeoman, we believe this is an opportunity to breathe new life into the properties.

Phases
Planning application submitted
We would like to provide you with an update on the plans for the former Park Lane Mews Hotel and associated residences.
During the summer we held a public consultation to present the proposals for the site and understand the community's views. We received positive interest, constructive dialogue and comments from both local residents and businesses.
The proposals have evolved following the consultation event and the massing has undergone numerous iterations to ensure that the amenity of neighbouring residents and businesses is protected as much as possible.
In direct response to feedback from discussions with neighbours and the Council, the plans have been revised to locate the plant equipment within the building rather than on the roof. The plant moving inside the building envelope represents a reduction of approximately 1.85 metres from the plans shown at our consultation event. The proposals then feature a contemporary two-storey extension at the fifth and sixth floor level, which are set back to respect neighbouring amenity. Overall, this represents one additional floor from the current building.
Following this productive engagement with residents, local stakeholders and the Council, an application has now been submitted to Westminster City Council and we anticipate this will be determined in the coming months. You can find the application here.

The submitted proposals will:
- Retain and refurbish the existing building to create a quality 82-bedroom boutique hotel
- Significantly improve the appearance of the hotel, befitting its location in the West End, Mayfair Conservation Area and close to listed buildings
- Restore and enhance the Grade II Listed building at 36 Hertford Street
- Reconfigure much of the existing building at 37 Hertford Street and extend to create residential accommodation of a modern standard
- Increase local expenditure with hotel guests shopping in Market Mews and other local shops.
