Planning application submitted

We would like to provide you with an update on the plans for 223 Balham High Road.

Following consultation with residents and the Council, a planning application has now been submitted to Wandsworth Council and we anticipate this will be determined over the summer. 

We consulted neighbours on the proposals earlier this year. The project team has reviewed this feedback and worked on incorporating the community’s thoughts into the proposals.

Local context

The site is in a prominent location on Balham High Road, adjacent to the Heaver Estate Conservation area, surrounded by a mix of commercial and residential buildings. It is well connected to public transport with Tooting Bec and Balham stations situated a short walk away.  

As long-term owners, we want to make sure that any development ensures the continued success of the property and its positive contribution to the wider area. In formulating our proposals we have taken into consideration that the existing retail tenant, Argos, has not requested a new lease. 

Our plans

Our vision is to enhance the vibrancy of this part of Balham High Road by replacing the poor quality single-storey existing structure with a new building that will significantly improve the appearance of this prominent site. The proposals bring forward new, high-quality homes, alongside modern commercial space and new landscaping to improve the immediately surrounding area. 

Our submitted plans for 223 Balham High Road  

 The proposals include: 

  • 42 new high-quality homes, including affordable units, to meet local housing needs. 
  • The retention of commercial use at street level, improved to ensure the property continues to contribute to the vibrancy of this part of the high street.
  • 781 sq. m of modern commercial floorspace (536 sq. m ground floor and 245 sq. m basement) creating additional employment opportunities.
  • Improving the overall appearance of the site along Brook Close to provide a more attractive and secure route for pedestrians.
  • ·New public realm, including new paving, landscaping and planting, and removal of existing concrete wall on the southern boundary of Brook Close.
  • Creating a sustainable design that considers neighbouring properties and the nearby Heaver Estate Conservation area.

Thank you to everyone who took part in our consultation in earlier this year. We considered the feedback from the consultation when finalising the plans and have now submitted a planning application to the London Borough of Wandsworth.
